Buyers
  • The correct spelling and your complete name as it is to appear on the deed along with how you would like to hold title.
  • Name of the insurance agent you're working with on your homeowner's insurance.
  • We will need to know if any party on the deed or mortgage will not be present at closing.  If a power of attorney will be used we will need to see a copy prior to closing and we will need the original to record at closing.
  • Permission from you to order a survey, if wanted. A survey is not the same as the appraisal you lender will be obtaining.  A survey shows you the boundary lines and possible overlap of land or encroachments and, most of the time, is now a buyer’s option.  Surveys are especially helpful if you plan on putting up fencing or any other structures.  We as the title insurance agent can provide the lender with the title insurance coverage they require without incurring you with the expense.  Please note that if the lender or Title Company still requires a survey the expense is more than likely included in the loan estimate provided by your lender. 

At Closing (for all closings)
  • Certified Funds for monies needed at the closing.  We cannot accept any personal, money market or brokerage checks.  Funds must be in the form of wire transfer, cashiers or certified bank check.
  • A copy of photo ID will be required at closing, prior to signing any documents.

Refinance Borrower
  • A copy of photo ID will be required at closing, prior to signing any documents.
  • Name and phone number of your new lender.
  • The loan number(s), phone number(s) and a primary social security number for any loan we are paying off at closing.  We may also need a signed authorization to release information from so we can order a payoff depending on the lender.
  • Name and phone number of your homeowner’s insurance agent.
  • We will need to know if any party on the deed or mortgage will not be present at closing.  If a power of attorney will be used we will need to see a copy prior to closing and we will need the original to record at closing.

Seller
  • The loan number(s), phone number(s) and a primary social security number for any loan we are paying off at closing. We may also need a signed authorization to release information from so we can order a payoff depending on the lender.
  • If you believe you may “owe” money to close, please let us know in advance.  Any funds due at closing will need to be in a form of a cashier’s check or wire sent to the buyers closing office.
